Your budget lands in the narrowest part of the Boca market — above a hot desk, below a real lease. Three things decide whether a listed price is the price you pay.

The ceiling
A small private office at two operators, or a dedicated desk at four. Anything with a window and room for two people starts around $700.
The "from" problem

The per-person trap

The One Cowork — $395/mo private office

It's the only option in the band that gives you a real door for under $400 from an independent operator. That last part matters more than the price: Regus and HQ quote promotional per-head rates that reset on renewal, while an independent prices the room and negotiates directly. Forty-two private offices, three meeting rooms and a podcast studio at 4800 N Federal — a working address, not a mailbox. Confirm two things on the call: which suite is actually vacant, and whether you can get after-hours access, since the building locks at 5.

The eight options

Just outside the band: BocaExecuSpace (from $525), Regus Mizner Park (from $599 at list), Tdl Centers east/west ($675), ZEN Offices ($750), 7777 Glades ($700), Venture X ($1,200), and Industrious / Expansive ($3,600+). Before you sign

Pin down the term
A "from" price is usually 12 months. Ask what month-to-month costs, then what 24 months costs — and what it renews at.
Step 4
Walk the actual unit
"From $395" is one specific room. Ask which suite is vacant today, stand in it, and check the phone signal before you sign.
